Desain rumah modern belakangan makin marak ditemukan di Indonesia, akan tetapi untuk tetap mendapatkan rumah yang nyaman bagi penghuninya maka tiap desain dapat disesuaikan dengan iklim atau kondisi lingkungan pada tiap site. Pada rumah tinggal milik Bapak Arif ini mengusung tema “Modern Tropis”.
Dengan luas lahan 10 x 17 meter, namun luasan yang digunakan untuk lantai 1 hanya sebesar 49.5 m2 yang terdiri dari beberapa ruangan yaitu teras, ruang tamu tanpa sekat sehingga ruangan terasa lebih lapang, ruang tidur utama yang dilengkapi dengan kamar mandi dalam, serta dapur di sisi belakang.
Untuk luas bangunan pada lantai 2 sekitar 88.2 m2 yang terdiri dari 2 buah rumah tidur, KM/WC, ruang keluarga, dan balkon di sisi depan dan belakang. Untuk kebutuhan parkir kendaraan, disediakan carport di samping bangunan atau tepat di bawah balkon lantai 2 sehingga terkesan seperti lorong serta view dari sisi depan dapat langsung mengarah ke halaman belakang. Karena mengusung konsep tropis modern pada hunian maka dimensi jendela sengaja didesain cukup banyak dan lebar guna mengoptimalkan masuknya cahaya matahari kedalam bangunan.
Pada siang hari, zona sirkulasi tangga (depan) menggunakan plafond miring mengikuti bentuk atap, dengan tujuan agar ruangan terlihat lebih luas dan sirkulasi udara di dalam dan diluar dapat mengalir dengan baik Warna yang digunakan pada desain rumah tinggal milik Bapar Arif adalah warna-warna netral. Warna tersebut didapat dari warna beton unfinished dan beberapa warna kayu serta perpaduan logam dan cat dinding. Desain modern pun diperkuat dengan bentuk pagar depan yang senada View dari dalam site pun didapat dari penataan taman serta terdapat pula kolam ikan dengan ukuran sedang pada bagian depan.
